What We Do

Pre-Leasing Preparations
  • Before showing the property to tenants, we make sure everything looks sharp and clean. We arrange for cleaning services and for any repairs that might be required since the last occupants left. If pool or gardening services are required, we arrange them.
  • Once the property is in tip-top shape, we advertise the property at our expense. Our experience in the marketplace allows us to ensure that you'll be receiving the best possible income for the location, size and condition of your property.
  • We answer phone inquiries, show the property and take applications from interested parties. We screen potential tenants very carefully utilizing the services of Tenant Screening, Inc. to obtain credit and eviction reports on all applicants. We also verify employment and check references.
  • Upon leasing, we handle the preparation and execution of lease agreements and collect the first month's rent and security deposit. We also inform the tenant of all legal notices required by the government such as those requiring disclosure of lead-based paint hazards and Megan's Law. We also supply Environmental Protection Agency pamphlets.
Property Management
  • We collect monthly rents and deposit them in the property owner's individual trust account. With our fair-but-firm policies regarding timely rent payment, we have been very successful at minimizing late payments and NSF checks.
  • If the tenant has a problem with the property, or notifies us of an item requiring repairs, we handle it promptly. We have arrangements with qualified repair and trade people who provide fast and high-quality, yet cost-effective services. We have found that quickly resolving problems leads to long-term occupancy which minimizes vacancy periods and turnover costs.
  • We also take care of paying mortgage payments, second trust deeds, homeowner association fees, taxes, insurance premiums, water, trash, gardener and pool services and any other bills that are received.
  • When necessary, Rader Realty will prepare and deliver a 3-Day Pay or Quit notice.
  • On a quarterly basis, we send statements detailing all account activities.
End of Lease
  • At the end of the lease, we re-lease with the tenant, or inspect the property, make necessary repairs and return the balance of the tenant's security deposit.
